When the house has good bones but tired finishes, an outdated plan, and systems at the end of their life: a coordinated whole-home remodel is cheaper, cleaner, and faster than a string of disconnected projects.

Whole-home remodels are the right call when the house is fundamentally a keeper but doing one room at a time would cost more in mobilization, demo, and disruption than handling everything once.

When a whole-home remodel is the right call

  • The kitchen needs to come out, and the dining and living flow doesn't work either
  • The primary bath needs work, and the closet should grow, and the bedroom changes too
  • The 1960s electrical panel can't handle a heat pump or EV charger, and the galvanized supplies are at end-of-life
  • The HVAC is original equipment and you want heat pumps and proper zoning
  • You're staying 15+ years and want to invest once, not three times

What a whole-home remodel typically includes

  • Layout changes: opening kitchens to living, removing walls (with engineering when load-bearing), restructuring primary suites
  • Full kitchen and bath remodels, usually two or three baths plus the kitchen
  • New flooring, trim, doors, paint throughout
  • Electrical: partial or full rewire, new panel, EV-ready garage prep
  • Plumbing: repipe in PEX or copper, fixture upgrades, often a new water heater
  • HVAC overhaul: heat pump with zone control, or ductless mini-splits for hard-to-reach areas
  • Insulation and air-sealing upgrades while the walls are open
  • Window and exterior door replacement for energy efficiency
  • Seismic and structural reinforcement when warranted

Consultation & design

We walk the entire house with you, talk through goals and how long you plan to stay. Whole-home projects almost always involve an architect or designer (we can refer or work with one of yours). Design takes 2 to 4 months.

Estimate, contract, permit

Once design is mature, we produce a line-item estimate covering every trade, fixture, finish, and contingency. Whole-home permits in Portland-area jurisdictions can take 8 to 16 weeks depending on scope.

Build, inspect, close-out

Sequenced demo, structural, rough mechanicals, inspections, insulation, drywall, finishes, fixtures, exterior, punch list. Weekly client check-ins. Final walkthrough and warranty paperwork at close-out.

Older Portland homes, what's behind the walls

Whole-home remodel FAQs

What's the total timeline from kickoff to move-back-in?
Design 2 to 4 months, permit and pre-construction 2 to 4 months, construction 4 to 7 months. Total 8 to 15 months from first consultation. We give you a realistic week-by-week schedule with your estimate.
Is it worth remodeling, or should I just sell and buy something newer?
Depends on the house, the lot, the neighborhood, and your goals. We've worked with clients who would never sell because of the location, and the right move was a thorough remodel. We've also told prospective clients honestly that selling and buying made more sense than the project they were considering.
Do I need an architect, or can you handle design?
For most whole-home projects, an architect or designer is the right call. The design work pays for itself in better outcomes and fewer surprises during build. We can refer architects we've worked with successfully, or partner with one you already have. For simpler projects we can handle in-house drafting.
Can we live in the house during construction?
Honest answer: most whole-home remodels are easier on everyone if you move out for the build phase. Some clients stay in part of the house and we sequence work to keep a livable section usable; that adds 2 to 4 weeks and adds friction, but it's done routinely. We lay out tradeoffs at the design phase.
Can you do the work in phases over a few years?
Sometimes. Phasing can save you living-out costs and spread the budget, but it adds complexity and total cost (repeated mobilization, demo, inspections). We'll talk through whether phasing makes sense for your situation.
