Handyman work by a licensed remodeler.

Not every project needs a general contractor. Sometimes you need someone competent to come fix the thing that's broken, replace what's worn out, or finish the small list of work nobody else will quote. Same crew, same workmanship standard, written invoice.

The list nobody else will quote.

Keyser Construction takes on handyman work for clients in the Portland metro. We don't pretend the work is glamorous and we don't pretend it's free. What we do is show up when we said we would, fix things in a way that holds up, leave the area cleaner than we found it, and stand behind the work with the same written warranty we put on a $500K remodel.

What we take on as handyman work

  • Small carpentry. Rotted trim, soft fascia, damaged baseboard, rebuilt cabinet drawers, broken stair treads, repaired window sills
  • Door work. Interior doors that don't latch, exterior doors that don't seal, sticking hinges, deadbolt replacements, hardware swaps
  • Window glazing and hardware. Failed insulated glass units (the foggy panes), replacement cranks, sash repair on older homes
  • Drywall and paint. Single-room repaints, patching after the cat or the kid, ceiling water-damage repair after the leak is fixed
  • Flooring fixes. Squeak fixes, board replacement on hardwood, transition strips, threshold work, vinyl plank repair
  • Caulk and grout renewal. Bath and kitchen caulk pulled and redone, tile grout cleaned, sealed, or replaced
  • Fixture swaps. Faucets, toilets, vanities, shower trim, towel bars, mirrors. Light fixtures, ceiling fans, switches, outlets
  • Exterior small repairs. Gutter cleaning and minor repair, fascia patching, fence repair, gate alignment, deck board replacement
  • Punch-list work. The trim that wasn't finished, the paint that didn't touch up right, the cabinet door that won't close after the other contractor left
  • Aging-in-place fixes. Grab bar installation, comfort-height toilets, threshold reductions, lever-handle swaps, stair railing improvements

What's outside handyman scope

Some projects are small enough that they don't need a full contractor estimate but big enough that "handyman" isn't quite the right framing. We'd route the following through our regular remodel process instead:

  • Anything involving moving walls, structural changes, or load-bearing modifications
  • Plumbing supply line or DWV relocations
  • Electrical work requiring a permit (panel changes, new circuits, service upgrades)
  • Roofing replacement (small patching is fine; full roof work is its own trade)
  • Full bath or kitchen remodels (see the bathroom and kitchen pages)

Email or call. Photos of the work areas are great. The more we know up front, the better we can budget the visit and bring the right materials.

Scope & schedule

We'll come back with scope, a price, and a visit date. Half-day or full-day, or flat-rate for specific projects. We bundle small jobs to maximize value per visit.

The visit

Floor protection and dust containment for any work that produces it. Cleanup at the end of every visit. Nothing left half-done if we can avoid it. Written invoice with line-item detail.

How to get the most out of a handyman visit

  • Bundle the list. One visit for ten small things is dramatically more cost-effective than ten visits for one thing
  • Send photos in advance. A few phone photos help us bring the right materials and budget the right time
  • Tell us what's worst. If we run out of time in a half-day visit, we prioritize what matters most to you
  • Have material decisions ready. Picking the new bath faucet on the spot eats time we could be using to install it

Typical Portland-area handyman pricing

Most handyman projects run as a half-day or full-day visit, often with multiple small tasks bundled. Some are priced flat-rate. Materials billed at cost plus standard markup with receipts on request.

Handyman FAQs

Is there a minimum visit charge?
Yes. We don't take on jobs smaller than a half-day visit. Drive time, setup, and cleanup don't scale down. A 30-minute task that takes 90 minutes round-trip isn't fair to charge fully for, but isn't free either. A bundled half-day works better for both sides.
Can you do an emergency repair?
We try to fit in genuine emergencies (failed water heater, exterior door that won't lock, broken stair) within a few days when our schedule allows. We're not a 24/7 emergency service.
Do you bring materials, or do we supply them?
For most jobs we supply materials and bill them at cost plus our standard markup, with receipts available on request. For specific fixtures (the faucet you already picked, the light you already bought), we'll install what you supplied.
Will the same person come every visit?
For most handyman work, yes. Our handyman visits are usually handled by one of the same people who works on our remodels. You're not getting a different stranger every time.
What about aging-in-place fixes?
Grab bars, comfort-height toilets, threshold reductions, lever handles, stair railings. Common handyman work for us. We do it right the first time, with proper backing for grab bars, so it actually holds up.
