Targeted remodels for the rooms you actually live in.
Most Portland-area homes don't need a full gut to live better. A focused remodel of the rooms that matter, or a careful systems update on a sound house, usually delivers more livability per dollar than a top-to-bottom tear-out.
What "home remodeling" means at Keyser.
Two related kinds of project. Room-by-room interior remodels (one room, two rooms, a connected set of spaces), and targeted renovation work that updates how an older Portland home performs (windows, doors, flooring across multiple rooms, stair rebuilds, paint, trim, built-ins). Both leave the basic footprint of the house alone. The bones stay. The surfaces, systems, and details get the attention they need.
For a full reconfiguration that moves walls, plumbing, and HVAC, our whole-home remodeling page is closer. If you're adding square footage, see home additions. For just the kitchen or just the bath, the dedicated kitchen and bathroom pages are the right home for those projects.
Common Portland-area remodel projects
- Single-room remodels: living, dining, bedrooms, home offices, often coordinated with adjacent work so the finished result reads as one project
- Stair rebuilds and railing replacements brought up to current code
- Flooring replacement across multiple rooms with proper vapor barriers and trim integration
- Window and door replacement, full-frame and insert
- Interior repaints, baseboard and casing upgrades, custom built-ins
- Older-home systems updates: knob-and-tube replacement, recessed-lighting retrofits, HVAC zoning
- Pre-sale prep that moves the needle without burning money on changes a buyer would redo

Walk-through & scope
We come out, walk the house with you, and ask about how you live in the space. Within a week, we send a written scope outline and a realistic budget range. If the range doesn't work, we talk phasing or trimming scope before detailed design.
Detailed estimate & permit
Line-item estimate with materials, labor, permit fees, and contingency clearly broken out. No vague allowances. We pull permits when required and tell you what to expect for your specific address.
Build & close-out
Same Keyser crew from day one to close-out. Dust containment, daily cleanup, weekly progress check-ins. Final walkthrough, punch list resolution, warranty paperwork.
Real Portland-area expertise
The Portland metro housing stock skews old: craftsman, foursquare, ranch, mid-century homes built between 1900 and 1965. That means we routinely deal with:
- Knob-and-tube wiring that has to come out before insulation can go in
- Galvanized supply lines past their service life
- Asbestos in vermiculite insulation, old floor tile, pipe wrap (we test and bring in licensed abatement when required)
- Lead paint in pre-1978 homes (we are EPA Lead-Safe Renovator Certified under the RRP rule)
- Unreinforced foundations and seismic retrofit decisions
- Stormwater and SDC fees when scope triggers them
None of this is exotic to us. We price it in before we sign.
